The Gers is located in the Midi-Pyrenees area, known for its gently rolling hills, vineyards, abundant farms, and numerous historic villages with monuments and churches dating from the Crusades era. This is one of the most rural and unspoiled regions of France. It is wine, armagnac, mushroom, and foie gras territory. Nearly every day there are outdoor food markets in many of the nearby villages.

Peyrusse Grande is located 30 minutes from Marciac, where an international jazz festival is held in August,  Toulouse and its international airport is 90 minutes away-The Pyrenees, Andora,  Bordeaux, Biarritz, and  Spain are all within easy driving distance.

GROUND FLOOR

Double oak doors open into the grand salon which has beamed ceiling and terracotta tiled floor. Original features include  exposed stone walls, ancient evier, and oak staircase.  A large fireplace is ideal for a wood burning stove, pellet burner or open fire. 

Also on the ground floor is a well designed kitchen, wet room with toilet shower and washbasin and a very good laundry / utility area, which was once an old forge. The very pretty garden is accessible form both the salon and the kitchen.

 

1st FLOOR

On the first floor, there is a spacious landing leading to  two large double bedrooms, an artists studio / 3rd bedroom and a luxury bathroom with deep modern bath tub and Italian shower. High ceilings, stripped pine floors and  exposed stone walls to some areas maintain the character of the building. The space is exceptionally light for a property of this age. Particularly the studio, which has North light from the window and a velux roof light. Each first floor room is equipped with discrete and energy efficient electric radiators. 

OUTSIDE SPACE

The south facing garden has a raised terrace for outdoor dining, which takes full advantage of the magnificent and uninterrupted views across the valley and the Pyrenees beyond. Steps lead down from the terrace to a lawned area which is enclosed with a variety of flowering shrubs and trees.
