OVERVIEW

Unique and quirky village house with great potential to modernise. Designed and built by an architect in the 1980's the property is completely habitable but there is potential to update. Set in a vibrant village with basic amenities and 10 minutes by car to the market town of Plaisance du Gers. It would make an excellent home or a lock up and leave, low maintenance  holiday home.

GROUND FLOOR

All of the main living space is contained in the spacious ground floor layout. The large entrance hall opens directly into the main sitting room to create an open plan space. Sliding glass doors lead to a bright and spacious garden room, with access to the garage. The kitchen and dining room can be found at the rear of the property and open on to the garden. A corridor links the living area to the 3 double bedrooms and family bathroom.

1st FLOOR

Stairs from the entrance hall lead to a large mezzanine room with plenty of space for relaxation and hobbies. On either side of the mezzanine are undeveloped rooms, which could easily be converted into 2 further bedrooms and a bathroom. The accommodation is very flexible and would suit a variety of uses, including a home office and or yoga studio.

OUTSIDE SPACE

A gated entrance opens on to a gravel driveway, which leads to the garage. To the rear of the property is a fully enclosed garden, which is flat and easy to maintain. There is a lawn and a variety of mature trees.

A covered terrace provides space for a BBQ and outdoor dining plus a large covered storage area ideal for garden furniture and equipment.

The garage / workshop benefits from an internal door to the main house and an external covered wood store.

DIAGNOSTICS

The mandatory diagnostics were carried out in February 2023.

Certificate of NO DPE (no functional heating system). Current heating is provided by wood (insert).
